AVOIDING THE STRESS

BUYING AND SELLING PROPERY IS EXCITING but can also be stressful;
anyone who has been through a transaction can tell you that. After all, change of any
kind is difficult even when it's desirable.
Here are some tips for getting through the process with as little stress and
as much joy as possible.

GET PROFESSOINAL HELP FROM A GOOD AGENT.

Agent requirements:

Make sure your agent is licensed with the California Department of Real Estate
and is a member in good standing with his or her local Board of Realtors.
You'd be surprised! There are unlicensed people out there posing as agents and
they can cause you a lot of grief!

Choose an agent who is a good communicator and who is responsive.
Many things in real estate are time sensitive and it is important to know that
your agent is on top of things. Chances are that if your agent is not returning your calls,
he or she is not returning the calls of prospective buyers, sellers and other agents either.

ASK YOUR AGENT FOR A CALENDAR OF DATES
that pertain to your transaction such as expiration of contingencies, disclosures
deadlines, etc. This way you can make sure that no important dates will pass
unawares and jeopardize the successful closing of your escrow. If you are planning
on being out of town on a crucial date, you can either reschedule or make
arrangements with your agent to allow for your absence.

DON'T PROCRASTINATE:
Do your do-diligence and all transactional obligations in a timely manner.
This will keep stress to a minimum.

MAKE COPIES OF ALL PAPERWORK FOR YOUR PERSONAL FILES.

DON'T SWEAT THE SMALL STUFF!
Remember that this is a process and a big deal for both the buyer and seller. If all is
going well, you can afford to be gracious about the small things -
a little goodwill goes a long way!
